A development application has been filed for a mixed-use development of indoor sports and recreation (gym) and office space located at 1041-1045 Wynnum Road & 67 Ludwick Street, Cannon Hill.
Designed by Elevation Architecture, the proposal calls for a two-story commercial building consisting of a gym on the first floor and office space on the second floor. The building aims to provide a beautified front and front building façade and a quality architectural design to make a positive contribution to the cityscape.
The land is currently used for housing and will be demolished to facilitate a proposed redevelopment. The site has the advantage of facing his two roads facing Wynham Road and Ludwick Street.
In this proposal, a combination of elements was incorporated into the facade design and then incorporated into the sides of the building to create a unique building design and enhance the streetscape appearance.

Planners at Ethos Urban noted that “high-quality building design is incorporated into the proposal. A mixture of ‘hard’ materials and large sections of glass create visual interest. This design extends to the sides of the building for a consistently attractive façade from any angle. The entrance to the proposals is on the ground level along Wynham Road. The façade is visually appealing and designed to focus on exterior features that revitalize the frontage. The entrance is clearly delineated and accessible from ground level. ”
The proposal will provide 54 parking spaces within an undercroft and open rear parking area, with access to Ludwick Street. Pedestrians access Wynnum Road from the front of the building. The existing pedestrian links will be modified according to the proposed design to allow people to access the front from the rear as well.
The Gross Floor Area (GFA) of the district center is 2,311.4 square meters.h 1,309.8 sqm (62.6%) of the site area of 2,092.1 sqm (excluding road reopening).
